Hartford, Conn., Mun. Code ch. 18 § 18-60 establishes minimum space requirements for residential dwelling units in Hartford. Units must also have adequate storage space, a kitchen, and a bathroom, and any storage deficiency reduces the area counted toward permissible occupancy calculations.
Plain English — not legal advice.
Operators of residential rental properties in Hartford must ensure that each dwelling unit meets the occupancy and space standards set out in Hartford, Conn., Mun. Code ch. 18 § 18-60 before tenants move in. Compliant operators generally verify that total habitable floor area, individual sleeping room sizes, storage space, kitchen facilities, and bathroom facilities all satisfy the code's minimums relative to the number of occupants. Notably, the provision shields owners from penalty when a tenant has misrepresented the number of occupants, so maintaining documentation of disclosed occupancy at lease signing is a practice consistent with compliance.
