Buffalo Grove Municipal Code § 15.36.080 defines several categories of violations under the Village's Residential Rental Housing Program. These include an owner's failure to obtain or maintain a rental license, failure to clear tenants from an unlicensed or de-licensed property within sixty days of notice, failure to keep the property in compliance with applicable building, property maintenance, and zoning ordinances, and unauthorized removal or defacement of posted notices. Each of these acts or omissions can expose the responsible party to the penalties established elsewhere in Chapter 15.36.

For Property Managers

Under § 15.36.080, compliant rental property owners in Buffalo Grove generally keep their properties continuously licensed with the Village, maintain structures and premises in accordance with applicable building, property maintenance, and zoning ordinances, and respond promptly to any Code Official notices. If a license is revoked, the provision requires that all tenants be vacated within sixty days of that revocation. Owners also take care not to remove or deface any notices posted by the Village pursuant to Chapter 15.36, as doing so without authorization is itself a listed violation.

For Tenants

Section § 15.36.080 of Buffalo Grove's Municipal Code places obligations on property owners to keep rental units properly licensed and maintained, and it separately requires occupants to vacate an unlicensed property within sixty days of receiving written notice from the Code Official. Tenants who receive such a notice may want to verify the licensing status of their unit through the Village and explore what relocation resources or tenant-rights organizations may be available in the area. Consulting a tenant-rights organization or legal aid service can help clarify what options exist when a rental property's license is at issue under Chapter 15.36.
