Plain English

Under North Chicago Title 12, Ch. 2, § 12-2-8, anyone applying for a condominium conversion is required to display a copy of the inspection certificate on the front door of each individual unit until that unit is sold, and to display the certificate covering common areas at the main building entrance—and any other locations the Building Commissioner specifies—until every unit in the building has been sold. The posting obligation is continuous throughout the sales process, not a one-time requirement. This rule ensures that prospective buyers and residents have visible access to inspection information during the entire conversion and sale period.

For Property Managers

As a condominium conversion applicant subject to North Chicago Title 12, Ch. 2, § 12-2-8, compliant operators maintain a posted copy of each unit's inspection certificate on that unit's front doorway from the start of the conversion process through the closing of that unit's sale. They also keep the common-elements certificate posted at the main building entrance—and any additional locations the Building Commissioner may direct—until the final unit in the building is sold. Operators typically establish a routine check to confirm that posted certificates remain in place and legible throughout the entire sales period.

For Tenants

Under North Chicago Title 12, Ch. 2, § 12-2-8, tenants and prospective buyers in a condominium conversion building have the right to see inspection certificates posted directly on the front door of each unit and at the main building entrance for common areas. If certificates are missing or have been removed before the relevant sale is completed, that may constitute a violation of this provision. Individuals who believe this posting requirement is not being met can contact the North Chicago Building Commissioner's office to report the concern, or consult a tenant-rights organization for guidance on available options.
