Olympia Fields — Ch. 6 Art. V Systematic Inspection of Rental Housing § 6-206
The inspections required by this article shall be administrative in nature. When the owner, person in charge, or occupant of a rental dwelling refuses to allow the code official to inspect the rental dwelling, nothing in this article shall be construed as prohibiting the code official from obtaining an administrative search warrant issued by a court of competent jurisdiction. The code official's decision whether to obtain an administrative search warrant shall not preclude the code official from ordering the vacation of a rental dwelling not having a valid certificate of compliance and seeking judicial relief for the unlawful occupancy of a rental dwelling without a valid certificate.

Plain English

Under Olympia Fields Ch. 6 Art. V § 6-206, rental property inspections conducted as part of the systematic inspection program are administrative in character. If access is denied by an owner, person in charge, or occupant, the code official is authorized to seek an administrative search warrant from a court. Separately, the code official retains the authority to order a rental dwelling vacated and to pursue judicial remedies if the unit lacks a valid certificate of compliance, regardless of whether a warrant is sought.

For Property Managers

Under § 6-206, compliant operators in Olympia Fields generally ensure that their rental dwellings hold a valid certificate of compliance and that code officials are granted reasonable access for systematic inspections. Refusing entry does not prevent an inspection — the code official may obtain an administrative search warrant through the courts. Operators who allow a unit to be occupied without a valid certificate also risk a vacation order and judicial enforcement action independent of any warrant proceedings.

For Tenants

Section § 6-206 establishes that inspections of your rental dwelling are administrative in nature, meaning they are conducted under a regulatory framework rather than as criminal searches. If an owner or person in charge refuses access, the code official can still obtain a court-issued administrative search warrant to proceed. Tenants living in a unit without a valid certificate of compliance may be affected by a vacation order, and tenant-rights organizations in the Olympia Fields area can help explain what rights and options exist in that situation.
