Section 19-11 of Stickney's Chapter 19 on Condominium Conversions sets out requirements for smoke and carbon monoxide detection equipment in condominium dwelling units. Electrically powered smoke detectors must be installed in every living unit and within 15 feet of every sleeping room, with audible alarms that can be heard in sleeping areas; these detectors are required in addition to any sprinkler or other detection system already in the building. Carbon monoxide detectors are strongly recommended under the same section, with detailed placement, audibility, battery backup, and UL 2034 compliance guidelines provided, and Illinois state law governs in any conflict with local requirements.

For Property Managers

Operators managing condominium conversions in Stickney should ensure that every dwelling unit is equipped with hardwired smoke detectors—both inside each unit and within 15 feet of every sleeping room—as required by § 19-11. Compliant operators also verify that smoke detector installations meet the additional requirements found in Village ordinances §§ 34-131 through 34-133. Although carbon monoxide detector placement under § 19-11(b) is framed as a strong recommendation, property owners bear ongoing responsibility for compliance and maintenance of any CO devices after the developer's initial installation, and all installations must meet UL 2034 standards and applicable Illinois state law.

For Tenants

Under § 19-11 of Stickney's Condominium Conversion ordinance, residents of condominium units are entitled to have properly installed, electrically powered smoke detectors both within their unit and within 15 feet of sleeping rooms, with alarms audible in those sleeping areas. The provision also outlines recommended carbon monoxide detector placement and specifies that hearing-impaired occupants should have visible alarm signals within viewing distance of their sleeping area. Tenants who believe these detector requirements are not being met may wish to contact the Village of Stickney's relevant municipal office, review the related provisions at §§ 34-131 through 34-133, or consult a local tenant-rights organization for guidance on available options.
