Ann Arbor — Ch. 122 Fair Chance Access to Housing § 9:613 establishes a private right of action for individuals harmed by violations of the Fair Chance Access to Housing chapter. A person who suffers injury or loss due to a violation may sue for monetary damages—including reasonable attorney fees—or seek a court order to stop the violating conduct, or both. These private remedies exist alongside, and do not replace, any enforcement actions the City of Ann Arbor itself may pursue.

Under Ann Arbor — Ch. 122 Fair Chance Access to Housing § 9:613, property owners and managers should be aware that individuals who believe they have been harmed by a chapter violation are not limited to city-initiated enforcement—they may also file a civil lawsuit independently. A compliant operator generally maintains clear, documented screening policies and practices that align with the chapter's requirements, reducing exposure to both private litigation and city enforcement. Because damages under this section can include reasonable attorney fees, operators commonly treat compliance as an ongoing operational priority rather than a one-time review.
