Farmington Hills — Ch. 7 Art. VIII Single-Family Rental Dwellings § 7-351
Transfer and termination of certificates of compliance
Operative Text
(a) The department shall transfer a certificate of compliance to a new owner when the new owner supplies the registration information required by section 7-343 . (b) Upon receipt of a written notice and documentation of a sale or transfer of a single-family rental dwelling to a new owner that will occupy the premises with no portions rented, the department shall terminate any certificate of compliance and remove the unit from the city's registry of single-family rental dwellings.
Under Farmington Hills Ch. 7 Art. VIII § 7-351, a certificate of compliance tied to a single-family rental dwelling is not automatically voided when ownership changes hands. Instead, it can be transferred to a new owner who submits the required registration information, or it can be formally terminated when the new owner notifies the department in writing that they will occupy the property themselves without renting any portion of it. In the latter case, the unit is also removed from the city's registry of single-family rental dwellings.
Plain English — not legal advice.
Under § 7-351, property owners who acquire a single-family rental dwelling in Farmington Hills generally provide the department with the registration information specified in § 7-343 to have the certificate of compliance transferred into their name. Owners who purchase such a property intending to occupy it entirely as their own residence—without renting any part—typically submit written notice and supporting documentation of the sale or transfer so the department can terminate the certificate and remove the unit from the city's rental registry. Keeping this process current helps ensure the property's compliance status accurately reflects its use.

If you rent a single-family dwelling covered by § 7-351 in Farmington Hills, the certificate of compliance that applies to your unit can follow the property to a new owner, meaning the rental registration framework generally remains in place through an ownership change. If a new owner intends to remove the property from the rental market entirely, § 7-351 requires them to formally notify the department with written documentation before the certificate is terminated. Tenants who have questions about whether a certificate of compliance is active for their unit may contact the Farmington Hills department that administers the single-family rental program or reach out to a local tenant-rights organization for general guidance.
