For Property Managers

Under Bellevue, Neb., Code of Ordinances ch. 15, art. VI § 15-194, compliant property owners and managers apply consistent, non-discriminatory criteria when evaluating offers, negotiating terms, and advertising available units. They avoid making any written or oral inquiries about an applicant's race, color, religion, or national origin, and they refrain from including or enforcing restrictive covenants tied to protected characteristics. Operators also ensure that employees and agents who follow this article's requirements are not penalized or demoted for doing so.

For Tenants

Bellevue, Neb., Code of Ordinances ch. 15, art. VI § 15-194 gives renters and prospective renters protection against being refused a showing, denied a unit, or offered different terms based on race, color, religion, national origin, familial status, disability, or sex. If a tenant or applicant believes one of these prohibited acts has occurred, general enforcement paths include filing a complaint with a local or state fair-housing agency, contacting a tenant-rights organization, or raising the violation in a legal proceeding. Nebraska's similar state-level protections under Neb. RS 1943, § 20-318 may provide additional avenues worth exploring with a qualified housing counselor or attorney.
