Bellevue, Neb., Code of Ordinances ch. 15 (2026) § 15-87
MAINTENANCE OF PREMISES
Operative Text
All areas and parts of the premises upon which any dwelling or dwelling units are located and all areas adjacent thereto and a part of the premises shall be maintained and kept in a reasonable and proper manner. This shall include the cutting of grass and weeds; removal of dead trees and brush; removal of abandoned and junked automobiles, automobile bodies, chassis and parts, the removal of inoperable machines and appliances; lumber piles and building materials not being used in actual construction; tin cans, broken glass, broken furniture, boxes, crates and other debris, rubbish, junk and garbage. (Code 1964, § 12A-6)
Section 15-87 of Bellevue, Nebraska's Code of Ordinances requires that all areas of a residential property — including the land surrounding dwelling units — be kept in a reasonable and proper condition. The rule covers a broad range of maintenance obligations, from mowing grass and removing dead vegetation to clearing out junked vehicles, inoperable machinery, and accumulated debris such as broken glass, old furniture, and garbage. The provision applies to the entire premises, not just the interior of any structure.
Plain English — not legal advice.
Under Bellevue Code ch. 15, art. IV § 15-87, property owners and managers are generally expected to conduct regular upkeep of all outdoor areas associated with residential dwellings. Compliant operators typically establish routines for lawn care, removal of dead trees or brush, and prompt disposal of debris, junk, and discarded appliances. Attention to the full scope of the premises — including adjacent areas that are part of the property — is important, as the ordinance does not limit its reach to the building itself.

Section 15-87 of the Bellevue Code establishes that the premises where you live must be maintained in a reasonable and proper condition, which can be relevant if outdoor areas of your rental property are left in a state of disrepair or filled with hazardous debris. Tenants who believe this provision is being violated may consider documenting conditions with photographs and dates, and can explore filing a complaint with the appropriate Bellevue municipal code enforcement office. Tenant-rights organizations or legal aid services can help explain what options may be available under this ordinance.
