Omaha, Neb., Code of Ordinances ch. 13, art. IV (2026) § 13-368
Service of charge
Operative Text
After the director issues a charge under this article, the director shall cause a copy thereof, together with information as to how to make an election under section 13-369 and the effect of such an election, to be served: (a) On each respondent named in such charge, together with a notice of opportunity for a hearing at a time and place specified in the notice, unless that election is made. (b) On each aggrieved person on whose behalf the charge was filed.
Under Omaha, Neb., Code of Ordinances ch. 13, art. IV § 13-368, once the director issues a formal charge under this article, that charge must be officially served on each named respondent along with a notice of the opportunity for a hearing at a specified time and place. The respondent also receives information about the option to make an election under § 13-369 and what that election means. Additionally, any aggrieved person on whose behalf the charge was filed must also receive a copy of the charge.

Property owners or managers named as respondents in a fair housing or related charge will receive formal service of that charge as required by Omaha, Neb., Code of Ordinances ch. 13, art. IV § 13-368. A compliant operator generally reviews the served charge carefully, takes note of the hearing date and location specified in the notice, and familiarizes themselves with the election option described under § 13-369. Operators typically consult qualified legal counsel upon receipt of such a charge to understand the procedural steps and timelines involved.
