Las Vegas, Nev., Mun. Code § 6.75 (2026) § 6.75.050
Additional conditions (Las Vegas Municipal Code)
Operative Text
In connection with the issuance of a license, the Director may impose on the license (or upon the renewal thereof) reasonable conditions that are in addition to the requirements of this Chapter and that are designed to protect the public health, safety and welfare. In the case of a short-term residential rental unit whose operator lives outside the State of Nevada, such conditions may include a requirement that the short-term residential rental be managed by a property manager or property management firm properly licensed for that activity by the State of Nevada and the City. In addition, at any time during a license period, the Director may impose such a requirement on a licensee whose short-term residential rental has been the subject of repeated complaints of violations of this Chapter.
Under Las Vegas Municipal Code § 6.75.050, the Director of the relevant city department has authority to attach extra conditions to a short-term residential rental license—beyond what the chapter already requires—when doing so serves public health, safety, or welfare. Operators who live outside Nevada may specifically be required to retain a Nevada- and City-licensed property manager or management firm. Additionally, even after a license is issued, the Director can impose such requirements mid-term on any licensee whose rental has generated repeated complaints of chapter violations.
Plain English — not legal advice.
Las Vegas Municipal Code § 6.75.050 means that compliant short-term rental operators should be prepared for the possibility that their license carries conditions beyond the baseline chapter requirements. Out-of-state operators in particular generally ensure they have a property manager or management firm holding the appropriate Nevada and City licenses on file and ready to engage. Operators who have received complaints about violations of Chapter 6.75 should be aware that the Director may impose a management requirement at any point during an active license period, not just at renewal.

Las Vegas Municipal Code § 6.75.050 gives the Director the power to impose protective conditions on short-term rental licenses, which can be relevant if a rental unit in your building or neighborhood has been the source of repeated problems. Tenants or neighbors who experience ongoing issues with a licensed short-term rental may document those complaints and bring them to the attention of the city, since a pattern of violations can trigger the Director's authority to require professional on-site management. Tenant-rights organizations and local housing agencies can help explain what complaint channels are available under Chapter 6.75 and how conditions imposed on a license may affect residents.
