Auburn, N.Y., Code of Ordinances ch. 182 § 182-18 establishes minimum standards for exterior artificial lighting at residential properties. All exterior lighting must be kept in working order, and at multi-dwelling properties it must illuminate pedestrian areas—such as walkways, driveways, parking areas, and building entrances—during nighttime hours. The rule also sets specific wattage thresholds for front-entrance fixtures based on the width of a building's frontage.
Plain English — not legal advice.
Under § 182-18, operators of multiple-dwelling properties in Auburn are generally expected to keep all exterior lighting functional and to ensure that pedestrian-use areas are illuminated at night. Compliant operators typically verify that front-entrance fixtures meet the wattage minimums—at least one 50-watt fixture for frontages up to 25 feet, or at least two fixtures totaling 100 watts for wider frontages—and that all installations are of an approved type and location. Routine inspections of bulbs, fixtures, and wiring help demonstrate ongoing compliance with this provision.

Section 182-18 of Auburn's Code of Ordinances gives tenants at multi-dwelling properties a right to adequately lit exterior areas, including entrances, walkways, and parking spaces, during nighttime hours. If exterior lighting is broken, absent, or below the required wattage minimums, tenants may document the condition and report it to the appropriate Auburn code enforcement or housing authority. Tenant-rights organizations can also help residents understand how a landlord's failure to maintain required lighting may factor into code-violation proceedings.
