For Property Managers

Under § 173-3, a compliant rental property owner in Beacon obtains and submits a signed, sworn Landlord Registration Statement to the City of Beacon Building Department before listing, renting, or allowing occupancy of any non-owner-occupied property. Operators generally keep records of their filed registration and renew or update it as required to avoid being in violation. Failing to register prior to any rental activity — including simply advertising a unit — is itself a violation of ch. 173.

For Tenants

Section 173-3 establishes that landlords in Beacon are legally required to register non-owner-occupied rental properties with the Building Department before renting or allowing occupancy. If a tenant has reason to believe their landlord has not filed a Landlord Registration Statement as required by ch. 173, that unregistered status may be relevant in housing-related proceedings or complaints filed with the City of Beacon. Tenant-rights organizations familiar with Beacon's local ordinances can help residents understand how this registration requirement intersects with their housing situation.
