Under Geneva, N.Y., Code of Ordinances ch. 111A § 111A-4, all private landlords in Geneva must register their contact and ownership information with the city, either within 90 days of the chapter's effective date or within 10 days of acquiring an interest in a residential rental property. The required information includes names, physical and mailing addresses, phone numbers, fax numbers, and email addresses. If a landlord fails to register or keeps inaccurate information on file, the city may suspend the property's certificate of occupancy and impose a $250 penalty, which must be paid in full—and the property reinspected—before the suspension is lifted.

For Property Managers

Operators subject to Geneva, N.Y., Code of Ordinances ch. 111A § 111A-4 generally maintain a current registration on file with the city, ensuring that all required contact details—including physical address, mailing address, primary and secondary phone numbers, fax number, and email—are accurate and up to date. Compliant landlords who acquire a new rental interest submit their registration within the 10-day window specified by § 111A-4 rather than waiting for a notice of deficiency. Keeping registration current helps avoid the certificate-of-occupancy suspension and $250 penalty that the provision authorizes for failures to register or maintain accurate information.

For Tenants

Under Geneva, N.Y., Code of Ordinances ch. 111A § 111A-4, tenants have an interest in knowing that their landlord is properly registered, because an unregistered property may be subject to a suspended certificate of occupancy—a status that can affect the property's legal habitability standing. If a tenant believes their landlord has not complied with the registration requirement, they may consider contacting the City of Geneva's code enforcement or housing office to inquire about the property's registration status. Tenant-rights organizations familiar with Geneva's local ordinances can help explain what options may be available when a landlord is out of compliance with § 111A-4.
