Glen Cove, N.Y., Code of Ordinances ch. 168 § 168-10 establishes minimum floor-area requirements tied to how many people occupy a dwelling unit and how each room is used. Single-occupant bedrooms must be at least 70 square feet, while shared sleeping areas must provide at least 50 square feet per person. Common living spaces such as living rooms, dining rooms, and kitchens must also meet escalating size thresholds depending on whether three-to-five or six or more people occupy the unit, and no common-area square footage may be counted toward the bedroom minimums.
Plain English — not legal advice.
Property owners and managers operating under ch. 168 § 168-10 generally verify that each sleeping area meets the per-person square-footage thresholds before renting or re-renting a unit, and they track occupancy levels to ensure that shared living spaces scale up to the larger minimums when six or more residents are present. Compliant operators keep floor-plan records that clearly distinguish bedroom square footage from living-room, dining-room, and kitchen square footage, since the code expressly prohibits double-counting those areas. Maintaining documentation of unit layouts and occupancy agreements helps demonstrate ongoing compliance with the maximum-occupancy standards set out in this section.

Under Glen Cove, N.Y., Code of Ordinances ch. 168 § 168-10, tenants have a right to occupy sleeping areas that meet the minimum size standards for the number of people sharing that space, and to have adequately sized common areas when three or more people share a unit. If a sleeping area appears to fall below the required square footage, tenants may raise that condition as a potential housing-code violation with the appropriate local code-enforcement or housing authority in Glen Cove. Tenant-rights organizations familiar with New York municipal housing codes can help residents understand what documentation to gather and what general options exist when a unit may not comply with § 168-10.
