Where an approved automatic fire extinguishing system is provided, portable fire extinguishers are not required.
Glen Cove, N.Y., Code of Ordinances ch. 168 § 168-27 establishes specific requirements for portable fire extinguisher placement throughout residential and common-area spaces. The rule sets coverage ratios based on room type and square footage — for example, boiler rooms, dormitory units, central kitchens, public spaces, and garages each have distinct extinguisher-count formulas tied to the capacity or floor area of the space. Buildings equipped with an approved automatic fire extinguishing system are exempt from the portable extinguisher requirements entirely.
Plain English — not legal advice.
Operators of multiple dwellings in Glen Cove should be familiar with the location-by-location extinguisher requirements under ch. 168 § 168-27, which vary by space type — boiler rooms are governed by BTU capacity thresholds, while dormitory units, kitchens, public spaces, and garages are governed by square-footage ratios. Compliant operators generally conduct routine audits to confirm that extinguishers are of the approved type (multipurpose dry chemical or Class A, as applicable), are mounted in readily accessible and clearly visible locations, and are serviced according to applicable standards. Buildings with a fully approved automatic fire extinguishing system may qualify for the portable-extinguisher exemption described in § 168-27(B).

Tenants living in Glen Cove multiple dwellings have an interest in knowing that § 168-27 of the city's Code of Ordinances requires landlords to maintain properly typed and positioned portable fire extinguishers in boiler rooms, dormitory units, central kitchens, public spaces, and garages — unless an approved automatic suppression system is in place. If fire protection equipment appears to be missing, improperly located, or of the wrong type, tenants can document the condition and report it to the appropriate Glen Cove municipal code enforcement or housing authority. Tenant-rights organizations and legal aid services can help residents understand what remedies or complaint processes may be available under local law.
