For Property Managers

Property owners and managers subject to Chapter 77 of the Oneida Code should be aware that under § 77-32, a formal written notice of violation triggers a 10-day compliance period. Compliant operators typically maintain current mailing addresses on file with the Agency so that registered-mail service is effective, and they document any remedial steps taken in response to the notice. Upon receiving such a notice, operators generally review the outlined remedial actions included in the notice and track the 10-day deadline for both compliance and any hearing request.

For Tenants

Section 77-32 of Oneida's Code establishes procedural protections that apply when a violation notice is issued under Chapter 77, which can affect housing conditions relevant to tenants. If a notice of violation is issued regarding a building where you live, the responsible party has 10 days to comply, and the notice itself must specify what the alleged violation is. Tenants who believe housing conditions in their building implicate Chapter 77 may wish to contact a local tenant-rights organization or the Agency directly to understand how the notice and hearing process under § 77-32 could relate to their situation.
