Under Utica, N.Y., Code of Ordinances ch. 2-12 § 2-12-535, building owners in the City of Utica are generally required to post a notice—at least six inches by eight inches—in a conspicuous location in a main public area of the building. That notice must identify the management contact and the resident superintendent, including names, addresses, apartment numbers, and phone numbers. Certain smaller owner-occupied buildings are exempt from the posting requirement, though owners of those properties may still need to provide superintendent contact information directly to tenants.

For Property Managers

Operators of buildings subject to Utica, N.Y., Code of Ordinances ch. 2-12 § 2-12-535 typically ensure that a properly sized notice—no smaller than six by eight inches—is displayed in a main public area and kept current with accurate management and superintendent contact details. Owners of one-family homes are fully exempt, while owners who reside in two- or three-family buildings, or in larger multi-family buildings, are exempt from posting but are expected to furnish each tenant directly with the superintendent's contact information. Compliant operators routinely verify that posted or distributed information reflects any changes in management personnel or contact details.

For Tenants

Section 2-12-535 of the Utica Code of Ordinances gives tenants in most multi-unit buildings the right to have accessible, posted information identifying who manages the building and how to reach the resident superintendent. If a building lacks the required notice or the information is outdated, tenants may raise this as a concern with the appropriate City of Utica code enforcement office. Tenant-rights organizations familiar with local housing codes can help residents understand what remedies or complaint processes may be available under this provision.
