For Property Managers

Property owners and managers overseeing the placement of manufactured homes or manufactured buildings should be aware that under Ala. Admin. Code r. 535-X-12 § 535-X-12-.07, the Commission may inspect the installation at any time. Compliant operators typically work closely with licensed installers and verify that any deficiencies identified in the Commission's written inspection report are addressed within the 30-day correction window. Keeping records of corrective actions taken can help demonstrate ongoing compliance.

For Tenants

Ala. Admin. Code r. 535-X-12 § 535-X-12-.07 gives tenants in manufactured homes a basis for understanding that installations are subject to official inspection and that installers must correct any identified deficiencies within 30 days. If a tenant believes an installation deficiency has not been corrected, they may consider contacting the Alabama Commission to inquire about inspection reports or filing a complaint. Tenant-rights organizations can also help residents understand what options may be available when installation standards are not met.
