For Property Managers

Under § 535-X-14-.05, property management companies and brokerages that employ licensed Alabama salespersons have a general interest in ensuring those licensees remain in good standing by completing all required coursework. A compliant operation typically tracks continuing education deadlines and verifies that affiliated salespersons have fulfilled their instructional obligations. Failure by a salesperson to meet these requirements can result in license suspension, revocation, or fines, which may affect the brokerage's ability to conduct business.

For Tenants

While § 535-X-14-.05 primarily governs the licensing and conduct of Alabama real estate salespersons rather than tenant rights directly, tenants who believe a salesperson acting on a landlord's behalf is unlicensed or non-compliant with licensing requirements may have grounds to raise that concern with the relevant Alabama licensing authority. The provision confirms that violations can result in fines up to $500 per violation, license suspension, or revocation, and that an appeal process exists under Chapter 535-X-12-.08(2). Tenant-rights organizations can help identify whether a licensing concern is relevant to a particular housing situation.
