Ariz. Rev. Stat. § 33-2131
Tenant to maintain recreational vehicle space
Operative Text
A tenant of a recreational vehicle space shall exercise diligence to maintain that part of the premises that the tenant has rented in as good condition as when the tenant took possession and shall: 1. Comply with all obligations primarily imposed on tenants by applicable provisions of city, county and state codes materially affecting health and safety. 2. Comply with all park rules regarding sanitary and aesthetic guidelines.
Under A.R.S. § 33-2101 et seq. § 33-2131, Arizona law requires recreational vehicle space tenants to keep their rented space in the same condition it was in at the start of their tenancy. This obligation includes following applicable city, county, and state health and safety codes, as well as any park rules related to sanitation and appearance. The provision establishes a baseline standard of care that applies throughout the tenancy.

A.R.S. § 33-2101 et seq. § 33-2131 sets out tenant maintenance duties that park operators can reference when establishing and enforcing community rules. Compliant park operators typically document the condition of each space at move-in, maintain written park rules addressing sanitary and aesthetic standards, and ensure those rules are provided to tenants. Keeping clear records of the space's initial condition and any subsequent changes helps operators demonstrate whether the statutory standard has been met.

A.R.S. § 33-2101 et seq. § 33-2131 outlines the maintenance responsibilities that recreational vehicle space tenants are expected to uphold, including compliance with health and safety codes and park sanitation and aesthetic rules. Tenants who believe a park's rules are being applied unfairly or inconsistently may have grounds to raise that concern as part of a dispute, and local tenant-rights organizations can help explain what options are generally available. Reviewing the park's written rules alongside this provision can help tenants understand what standards apply to their space.
