Ariz. Rev. Stat. § 41-1491.24
Investigation
Operative Text
A. If the federal government has referred a complaint to the attorney general or has deferred jurisdiction over the subject matter of the complaint to the attorney general, and if the attorney general has accepted the referral or deferral, the attorney general shall promptly investigate the allegations set forth in the complaint. B. The attorney general shall investigate all complaints and, except as provided by subsection C, shall complete an investigation not later than one hundred days after the date the complaint is filed, or if it is unable to complete the investigation within this period, shall dispose of all proceedings related to the investigation not later than one year after the date the complaint is filed. C. If the attorney general is unable to complete an investigation within the time periods prescribed by subsection B, the attorney general shall notify the complainant and the respondent in writing of the reasons for the delay.
Under A.R.S. § 41-1491 et seq. § 41-1491.24, Arizona's Attorney General is required to investigate fair housing complaints, including those referred or deferred by the federal government. Investigations must generally be completed within 100 days of a complaint being filed, and all related proceedings must be resolved within one year if that deadline cannot be met. When the Attorney General cannot meet these timelines, written notice explaining the delay must be sent to both the person who filed the complaint and the person or entity named in it.

Property owners and managers named as respondents in a fair housing complaint should be aware that A.R.S. § 41-1491 et seq. § 41-1491.24 sets firm timelines for how the Arizona Attorney General handles such investigations. A compliant operator typically maintains thorough records of rental policies and communications so that responses to investigative inquiries can be provided promptly. If an investigation extends beyond the standard 100-day window, the Attorney General is required to notify both parties in writing, so respondents can expect formal communication about any delays.

A.R.S. § 41-1491 et seq. § 41-1491.24 establishes that tenants or applicants who file a fair housing complaint with the Arizona Attorney General are entitled to a timely investigation, generally completed within 100 days. If the investigation cannot be wrapped up in that period, the law requires the Attorney General to notify the complainant in writing about the reasons for the delay, and all proceedings must conclude within one year of the filing date. Tenants who believe their fair housing rights have been violated may also explore filing with the federal government, contacting a tenant-rights organization, or consulting an attorney to understand the full range of available options.
