Cal. Civ. Code § 38-12-1501
Definitions.
Operative Text
As used in this part 15, unless the context otherwise requires: (1) "Landlord" means: (a) A landlord, as defined in section 38-12-502 (5); or (b) The management or landlord of a mobile home park, as defined in section 38-12-201.5 (3). (2) "Tenant" has the meaning set forth in section 38-12-502 (9).
Colo. Rev. Stat. § 38-12-1501 establishes the working definitions of 'Landlord' and 'Tenant' as those terms are used throughout Part 15 of Colorado's residential tenancy statutes. The definition of 'Landlord' is broad enough to cover both traditional residential landlords and the management or owners of mobile home parks, drawing on definitions found elsewhere in the Colorado statutes. 'Tenant' is similarly defined by cross-reference to another section, ensuring consistent meaning across the relevant provisions.

Under Colo. Rev. Stat. § 38-12-1501, property owners and managers should be aware that the term 'Landlord' in Part 15 encompasses both conventional residential rental operators and mobile home park management. Operators in either category are generally understood to be subject to the obligations and protections that Part 15 establishes. Reviewing the cross-referenced definitions in sections 38-12-502 and 38-12-201.5 can help clarify whether a particular operation falls within the scope of this part.

Colo. Rev. Stat. § 38-12-1501 defines who qualifies as a 'Tenant' for purposes of Part 15 by directing readers to the definition in section 38-12-502(9), which helps determine whether an individual is entitled to the rights and protections that Part 15 provides. Residents of both traditional rental housing and mobile home parks may find that this definitional framework is relevant to their situation. Tenants who are uncertain whether they fall within these definitions may wish to consult a tenant-rights organization or legal aid resource familiar with Colorado housing law.
