Idaho Code Title 55 ch. 20 § 55-2020 establishes the methods by which required notices under the Manufactured Home Residency Act must be delivered to residents. A three-day notice may be served in person, left with a responsible person at the lot combined with mailing, or posted conspicuously on the lot combined with certified mail if no suitable person is available. Notices requiring more than three days' advance warning must be delivered either in person or by certified mail with return receipt requested. These rules also apply when a subtenant is the party being notified.

Under Idaho Code Title 55 ch. 20 § 55-2020, compliant operators carefully document which service method was used for each notice and retain proof of delivery, such as certified mail receipts or written records of personal service. For three-day notices, operators follow the prescribed escalation — attempting personal delivery first, then leaving notice with a suitable person plus mailing, and only posting-plus-certified-mail when no suitable person can be found at the lot. For longer notices, operators use either personal delivery or certified mail with return receipt, and keep those receipts as part of their records.

Section 55-2020 of the Idaho Manufactured Home Residency Act gives residents the right to receive notices through specific, legally defined methods — meaning a notice delivered in a way that does not comply with these procedures may be legally defective. Tenants who receive a notice can review whether it was served by one of the methods the statute permits, such as personal delivery or certified mail with return receipt for longer notices. Tenants who believe a notice was improperly served may raise that issue as a potential defense in any resulting proceeding, and can consult a tenant-rights organization or legal aid provider for general information about their options.
