Plain English

Under 410 IAC 6-6 § 410-6-6-14, mobile home community operators are required to promptly alert the local health office whenever a communicable or contagious disease is suspected within the community. The rule also prohibits any conditions, installations, or situations that could create health or safety hazards, spread disease, or provide harborage for rodents or other vermin. Together, these requirements establish both an active reporting duty and an ongoing maintenance standard aimed at protecting public health within mobile home communities.

For Property Managers

Operators of mobile home communities subject to 410 IAC 6-6 § 410-6-6-14 generally maintain a direct line of communication with the local health office so that any suspected communicable disease can be reported without delay. Compliant operators also conduct regular inspections of the community's conditions, installations, and common areas to identify and remediate anything that could constitute a health or safety hazard, spread disease, or attract rodents and vermin. Keeping documentation of both disease reports and maintenance actions is a practice commonly associated with demonstrating ongoing compliance with this provision.

For Tenants

Residents of mobile home communities have an interest in knowing that 410 IAC 6-6 § 410-6-6-14 places affirmative duties on community owners and operators — both to report suspected communicable diseases to the local health office and to prevent hazardous or unsanitary conditions from existing on the property. If a tenant observes conditions that appear to violate this provision — such as persistent pest infestations or installations that seem to pose a health risk — they may consider documenting those conditions and contacting the local health department directly. Tenant-rights organizations and legal aid services can help residents understand what options may be available when a community operator appears to be out of compliance with this provision.
