Indiana regulation 410 IAC 6-6 § 410-6-6-7.1 establishes minimum standards for water supply systems in mobile home communities. Each lot must have a cold water tap rising at least four inches above ground, and water and sewer connections on the same lot must be at least five feet apart horizontally. Communities built after June 14, 1974, and any later additions must be able to supply at least 200 gallons per day per lot, and the entire system must maintain water pressure of no less than 20 psi during peak demand while complying with Indiana's drinking water rules under 327 IAC 8. Devices that could allow backflow or aspiration of contaminated water into the potable supply are expressly prohibited.

For Property Managers

Operators of mobile home communities subject to 410 IAC 6-6 § 410-6-6-7.1 generally ensure that each lot's cold water tap is installed at least four inches above grade and that no stop-and-waste valves or similar backflow-risk devices are present anywhere in the potable water system. Compliant operators maintain a minimum horizontal separation of five feet between water and sewer connections on each lot and verify that the distribution system can sustain at least 20 psi during peak demand. For communities constructed or expanded after June 14, 1974, operators also confirm that the system's capacity meets the 200-gallon-per-day-per-lot threshold and that all installation and maintenance practices align with 327 IAC 8.

For Tenants

Residents of mobile home communities have a right under 410 IAC 6-6 § 410-6-6-7.1 to a safe, adequately pressurized water supply that meets specific construction and separation standards designed to prevent contamination. If a tenant observes conditions that appear inconsistent with these requirements—such as low water pressure, improper tap height, or inadequate separation of water and sewer connections—they may document the issue and consider contacting the Indiana State Department of Health, which administers this regulation. Tenant-rights organizations and legal aid services can help residents understand available options, including how to raise a potential violation through appropriate administrative or legal channels.
