Iowa Code ch. 562B § 562B.20
Access
Operative Text
1. A landlord shall not have the right of access to a mobile home owned by a tenant unless such access is necessary to prevent damage to the mobile home space or is in response to an emergency situation. 2. The landlord may enter onto the mobile home space in order to inspect the mobile home space, make necessary or agreed repairs or improvements, supply necessary or agreed services or exhibit the mobile home space to prospective or actual purchasers, mortgagees, tenants, workers or contractors.
Iowa Code § 562B.20 draws a clear line between a landlord's access rights to the mobile home itself versus the mobile home space (the lot or land). A landlord generally has no right to enter a tenant-owned mobile home except to prevent damage to the space or in a genuine emergency. However, the landlord may enter the surrounding mobile home space—the lot—for purposes such as inspections, repairs, improvements, showing the space to prospective tenants or buyers, or delivering agreed services.
Plain English — not legal advice.
Under Iowa Code § 562B.20, operators of mobile home parks should recognize that their access rights are limited to the mobile home space (the lot), not the tenant's privately owned mobile home structure itself. Compliant park operators generally restrict entry into the mobile home to situations involving imminent damage to the space or a true emergency, while conducting routine inspections, repairs, and showings only on the lot area. Maintaining clear records of the purpose and timing of any space entry helps demonstrate that access was within the scope permitted by § 562B.20.

Iowa Code § 562B.20 gives tenants who own their mobile home significant protection against landlord intrusion into the home itself, limiting such entry to damage-prevention or emergency circumstances. Tenants retain the right to occupy their mobile home without routine landlord access, while the landlord retains the ability to enter the surrounding lot space for inspections, repairs, or showings. Tenants who believe a landlord has entered their mobile home outside these narrow exceptions may wish to document the incident and consult a tenant-rights organization or legal aid provider familiar with Iowa mobile home park law.
