Kan. Stat. Ann. § 58-25,112
Conveyance by landlord or termination by manager; notice; no liability for subsequent events.
Operative Text
(a) A landlord who conveys a mobile home park in a good faith sale to a bona fide purchaser is relieved of liability under the rental agreement and this act as to events occurring subsequent to written notice to the tenant of the conveyance. (b) A manager of a mobile home park is relieved of liability under the rental agreement and this act as to events occurring after written notice to the tenant of the termination of the manager's management.
Under Kansas law at Kan. Stat. Ann. §§ 58-2501 – 58-25,112, when a mobile home park changes hands through a good-faith sale to a genuine purchaser, the original landlord's legal exposure under the rental agreement and the Kansas Mobile Home Parks Residential Landlord and Tenant Act ends once tenants receive written notice of the transfer. Similarly, when a park manager's role is terminated, that manager's liability under the same framework ends upon written notice of the termination being provided to tenants. In both cases, the written notice to tenants is the pivotal event that marks the boundary of the departing party's ongoing responsibility.
Plain English — not legal advice.
Under Kan. Stat. Ann. §§ 58-2501 – 58-25,112, landlords who sell a mobile home park in a legitimate, good-faith transaction generally ensure that written notice of the conveyance is delivered to each tenant, because that notice is what formally closes out the seller's liability for events that occur afterward. Outgoing managers similarly protect themselves by ensuring tenants receive written notice of the management termination before stepping away from their duties. Compliant operators typically document the delivery of these notices carefully, as the timing and receipt of written notice determines where one party's responsibility ends and another's begins.

Kan. Stat. Ann. §§ 58-2501 – 58-25,112 establishes that tenants in a mobile home park are entitled to written notice when their park is sold or when their park's manager is replaced, because those notices mark the point at which the prior landlord or manager is no longer responsible for what happens next. If a tenant experiences problems—such as unresolved maintenance issues or disputes about the rental agreement—understanding exactly when written notice was received can be important in determining which party bears responsibility. Tenants who have questions about whether proper notice was given, or who believe a landlord or manager is improperly avoiding liability, may find it useful to consult a tenant-rights organization or review their options with a housing attorney.
