Kan. Stat. Ann. § 58-25,120
(a) Except as provided in this act, if there is a material noncompliance by the tenant with the rental agreement or a noncompliance with K.S.A. 58-25,113 materially affecting health and safety, the landlord may deliver a written notice to the tenant specifying the acts and omissions constituting the breach and that the rental agreement will terminate upon a date not less than 30 days after receipt of the notice if the breach is not remedied in 14 days. The rental agreement shall terminate as provided in the notice, except that, if the breach is remediable by repair or the payment of damages or otherwise, and the tenant initiates a good faith effort to remedy the breach prior to the date specified in the notice, the rental agreement will not terminate. However, in the event that the same or a similar breach occurs after the fourteen-day period provided herein, the landlord may deliver a written notice to the tenant that the rental agreement will terminate upon a date not less than 30 days after receipt of the notice without providing the opportunity to remedy the breach. The rental agreement then shall terminate as provided in such notice.

(b) If rent is unpaid when due and the tenant fails to pay rent within three days after written notice by the landlord of nonpayment and of the landlord's intention to terminate the rental agreement if the rent is not paid within that period of time, the landlord may terminate the rental agreement.

(c) Except as otherwise provided in this act, the landlord may recover damages and obtain injunctive relief for any material noncompliance by the tenant with the rental agreement or with K.S.A. 58-25,113.

Plain English

Under Kan. Stat. Ann. §§ 58-2501 et seq. and § 58-25,120, a Kansas rental agreement may be terminated when a tenant materially violates the lease or fails to meet health-and-safety obligations. For most breaches, the tenant must receive written notice identifying the problem and be given 14 days to fix it before a termination date (at least 30 days out) takes effect; a good-faith repair effort can stop the termination. Nonpayment of rent follows a shorter track—only 3 days' written notice is required before the landlord may move to terminate. Landlords also retain the right to seek monetary damages or injunctive relief for material noncompliance.

For Property Managers

Under § 58-25,120, compliant Kansas landlords document lease violations in writing, specifying the exact acts or omissions that constitute the breach before issuing any termination notice. For most material breaches, operators provide the required 14-day cure window within a notice that sets a termination date no sooner than 30 days after receipt; for repeated similar breaches after that cure period, a second notice may proceed without offering another opportunity to remedy. For unpaid rent, landlords issue a separate written notice stating the amount owed and the intention to terminate, allowing the tenant three days to pay before pursuing termination.

For Tenants

Kansas tenants facing a termination notice under § 58-25,120 have the right to cure most material lease violations within 14 days by making a good-faith effort to remedy the problem, which prevents the agreement from terminating. For nonpayment of rent, the cure window is shorter—only three days after written notice—so acting promptly upon receiving any notice is generally important. Tenants who believe a notice is improper or that they have remedied a breach may consider contacting a local tenant-rights organization, raising the cure as a defense in any eviction proceeding, or consulting with a legal aid office familiar with Kansas landlord-tenant law.
