Kan. Stat. Ann. § 58-2554
Conveyance by landlord or termination by manager; notice; no liability for subsequent events.
Operative Text
(a) Unless otherwise agreed, a landlord, who conveys premises that include a dwelling unit subject to a rental agreement in a good faith sale to a bona fide purchaser, is relieved of liability under the rental agreement and this act as to events occurring subsequent to written notice to the tenant of the conveyance. However, such landlord remains liable to the tenant for any portion of a security deposit to which the tenant is entitled under K.S.A. 58-2550. (b) Unless otherwise agreed, a manager of premises that include a dwelling unit is relieved of liability under the rental agreement and this act as to events occurring after written notice to the tenant of the termination of such manager's management.
Under Kansas law (Kan. Stat. Ann. §§ 58-2501–58-2554), when a landlord sells rental property in a genuine, good-faith transaction, that landlord's legal obligations under the rental agreement generally end once the tenant receives written notice of the sale — but the original landlord remains responsible for returning any portion of the security deposit the tenant is owed. Similarly, when a property manager's role ends, their liability under the rental agreement concludes once the tenant receives written written notice of that termination. These rules establish a clean handoff of responsibility tied to the moment of written notification.
Plain English — not legal advice.
Property owners and managers operating under Kan. Stat. Ann. §§ 58-2501–58-2554 generally ensure that written notice of a sale or management change is delivered to tenants promptly, since liability for post-conveyance or post-termination events is tied to that notification. Selling landlords should be aware that even after providing notice, they remain responsible for any security deposit funds owed to the tenant under K.S.A. 58-2550 — this obligation does not transfer automatically. Compliant operators typically document the date and method of notice delivery and coordinate with incoming owners or managers to ensure a clear transfer of ongoing responsibilities.

Under Kan. Stat. Ann. §§ 58-2501–58-2554, tenants have the right to receive written notice when their rental property is sold or when their property manager's role ends, and that notice marks the point at which the original landlord or manager is no longer responsible for new issues that arise. Importantly, the original landlord retains responsibility for returning any security deposit funds you are owed under K.S.A. 58-2550, regardless of the sale. Tenants who believe they have not received proper notice, or whose security deposit has not been properly handled, may consider contacting a local tenant-rights organization or consulting the Kansas Judicial Council's resources to understand available options.
