Under Neb. Rev. Stat. § 76-1450 et seq. § 76-14,109, a mobile home left on a rented space after a tenant abandons it cannot simply be driven away without meeting one of three conditions: written landlord authorization confirming all money owed has been paid, compliance with Nebraska's Disposition of Personal Property Landlord and Tenant Act, or a separate agreement between the legal owner and the landlord. A mobile home is treated as abandoned when the tenant is behind on rent and has been absent for at least thirty days or has otherwise clearly indicated they do not intend to continue the tenancy. Landlords retain the right to move an abandoned mobile home into storage at the owner's cost or to pursue other lawful remedies.

For Property Managers

Neb. Rev. Stat. § 76-1450 et seq. § 76-14,109 gives mobile home park operators a defined framework for handling abandoned units: compliant operators document the abandonment by tracking the tenant's rent default and absence or other clear signals of intent to vacate, and they do not allow removal of the mobile home without written authorization, statutory compliance, or a negotiated agreement. When a unit qualifies as abandoned under the thirty-day-absence standard, operators generally keep records of the conditions that triggered that determination. The provision also permits landlords to relocate an abandoned mobile home to storage at the owner's expense or to pursue other legal remedies, giving operators meaningful options beyond simply waiting.

For Tenants

Neb. Rev. Stat. § 76-1450 et seq. § 76-14,109 protects mobile home owners by requiring that their home cannot be removed from a rented space during or after an abandonment situation unless specific legal conditions are satisfied, including full payment of amounts owed or a formal agreement with the landlord. Tenants or former tenants who believe a mobile home was improperly removed or withheld may have grounds to raise a violation of this provision, and consulting a tenant-rights organization familiar with Nebraska mobile home law can help clarify available options. Understanding what qualifies as "abandonment" under this section — particularly the thirty-day absence and rent-default requirements — can be important context when evaluating any dispute over a mobile home's removal or storage.
