Neb. Rev. Stat. § 76-1450 et seq. § 76-1479
Disclosure.
Operative Text
A landlord may offer a tenant the opportunity to sign a written rental agreement for a mobile home space. The landlord or any person authorized to enter into a rental agreement on his or her behalf shall disclose to the tenant in writing at or before entering into the rental agreement the name and address of: (1) The person authorized to manage the mobile home park; and (2) The owner of the mobile home park or a person authorized to act for and on behalf of the owner for the purpose of service of process and for the purpose of receiving and receipting for notices and demands. The information required to be furnished by this section shall be kept current and refurnished to the tenant at the tenant's request. Upon termination of a landlord's interest in a mobile home park, the provisions of this section relating to disclosure and any written rental agreements in effect at the time of the termination shall extend to and be enforceable against any successor landlord, owner, or manager.
Under Neb. Rev. Stat. § 76-1450 et seq. § 76-1479, before or at the time a mobile home space rental agreement is signed, the landlord or their authorized representative must provide the tenant with written notice of who manages the park and who owns it (or who is authorized to accept legal notices on the owner's behalf). This contact information must be kept up to date and re-provided to the tenant upon request. When ownership of a mobile home park changes hands, the disclosure obligations and any existing rental agreements carry over and remain enforceable against the new owner, landlord, or manager.
Plain English — not legal advice.
Operators of mobile home parks subject to Neb. Rev. Stat. § 76-1450 et seq. § 76-1479 generally provide written disclosure of the park manager's name and address and the owner's (or owner's agent's) name and address before or at lease signing. Compliant operators keep this information current and respond promptly when a tenant requests updated contact details. When a park changes ownership, the incoming owner or manager should be aware that existing disclosure obligations and written rental agreements transfer to them automatically under this provision.

Neb. Rev. Stat. § 76-1450 et seq. § 76-1479 gives mobile home space tenants the right to receive written identification of the park manager and the owner (or the owner's designated agent for legal notices) before or when a rental agreement is signed. Tenants may request that this information be refreshed at any time if it becomes outdated, and the same protections apply even if the park is sold or management changes. Tenants who believe these disclosure requirements have not been met may wish to consult a tenant-rights organization or legal aid office to understand available options.
