N.J. Stat. Ann. § 46:8-1 et seq. § 46:8-46
Statement; distribution and posting by landlords
Operative Text
Every landlord shall distribute one copy of the statement prepared and made available pursuant to the provisions of this act to each of their tenants within 30 days after it has been made available by the department and shall thereafter provide a copy of the current statement to each new tenant at or prior to the time he assumes occupancy of the dwelling. In addition, every landlord shall keep a copy of the current statement posted in one or more locations so that the statement is prominent and accessible to all his tenants. L.1975, c. 310, s. 4.
Under N.J.S.A. 46:8-1 et seq. § 46:8-46, New Jersey landlords are required to distribute a state-prepared informational statement to all current tenants within 30 days of it being made available by the department, and to provide that same statement to each new tenant at or before move-in. Beyond individual distribution, landlords must also keep a current copy of the statement posted in one or more prominent, accessible locations within the property. This rule ensures that tenants have ongoing, visible access to the information the state has determined they should receive.

Compliance with N.J.S.A. 46:8-1 et seq. § 46:8-46 generally involves two parallel obligations: timely distribution and continuous posting. A compliant operator monitors when the New Jersey department releases or updates the required statement, distributes a copy to every existing tenant within the 30-day window, and provides the current version to each incoming tenant at or before occupancy begins. That same operator also maintains a posted copy in one or more common or visible areas of the property so that all tenants can readily access it at any time.

N.J.S.A. 46:8-1 et seq. § 46:8-46 gives tenants the right to receive a state-prepared informational statement from their landlord—either within 30 days of its release if they are already residing in the unit, or at or before move-in if they are new occupants. Tenants also have the right to see a current copy posted in a prominent, accessible location on the property. Those who believe their landlord has not met these obligations may consider contacting a local tenant-rights organization, reaching out to the New Jersey Department of Community Affairs, or raising the issue as part of a broader housing complaint.
