Oklahoma law under 41 O.S. § 127 sets out a list of ongoing duties that tenants must fulfill throughout the duration of a tenancy. These duties include keeping occupied spaces clean and sanitary, properly disposing of waste, maintaining plumbing fixtures, using building systems and appliances safely, avoiding damage to the property, not disturbing other tenants' peaceful enjoyment, following applicable rules and regulations, and refraining from criminal or drug-related activity on or near the premises. The provision applies for the entire length of the tenancy, not just at move-in or move-out.

Property owners and managers operating under Oklahoma law should be aware that 41 O.S. § 127 establishes enforceable baseline conduct standards for tenants, which can be relevant when evaluating lease compliance or pursuing remedies for property damage, nuisance behavior, or criminal activity. Compliant operators typically document the condition of the premises at the start of tenancy and maintain records of any reported violations of these duties throughout the lease term. When a tenant's conduct appears to breach one or more of the eight enumerated duties, operators generally consult applicable Oklahoma statutes and their lease terms to determine what notice or remedial steps are available.

Under 41 O.S. § 127, Oklahoma tenants carry a set of affirmative responsibilities that run for the entire tenancy, covering cleanliness, waste disposal, care of fixtures and appliances, avoidance of property damage, and refraining from disruptive or criminal conduct. Tenants who believe a landlord is attempting to use an alleged violation of § 127 as grounds for eviction or lease termination may have the ability to raise the circumstances of the claim as part of any resulting legal proceeding. Consulting a local tenant-rights organization or legal aid office can help tenants understand how these duties interact with any rights or defenses available under Oklahoma law.
