Tex. Prop. Code Ann. §§ 94.001–94.303 § 94.055
Sec. 94.055. NOTICE OF LEASE RENEWAL. (a) The landlord shall provide a tenant a notice to vacate the leased premises or an offer of lease renewal:(1) not later than the 60th day before the date the current lease term expires; or(2) if the lease is a month-to-month lease, not later than the 60th day before the date the landlord intends to terminate the current term of the lease.(b) If the landlord offers to renew the lease, the landlord shall notify the tenant of the proposed rent amount and any change in the lease terms. The notice must also include a statement informing the tenant that the tenant's failure to reject the landlord's offer to renew the lease within the 30-day period prescribed by Subsection (c) will result in the renewal of the lease under the modified terms as provided by Subsection (c).(c) If the landlord offers to renew the lease, the tenant must notify the landlord not later than the 30th day before the date the current lease expires whether the tenant rejects the terms of the offer and intends to vacate the leased premises on the date the current lease term expires. If the tenant fails to provide the notice within the period prescribed by this subsection, the lease is renewed under the modified terms beginning on the first day after the date of the expiration of the current lease term.(d) Notwithstanding Subsection (a), the landlord may request a tenant to vacate the leased premises before the end of the notice period prescribed by Subsection (a) only if the landlord compensates the tenant in advance for relocation expenses, including the cost of moving and installing the manufactured home at a new location. Plain English

Under Texas Property Code § 94.055, landlords who rent space in manufactured home communities must give tenants at least 60 days' written notice before a lease term ends — either offering to renew the lease or notifying the tenant to vacate. If a renewal offer is made, it must spell out the proposed rent and any changed terms, and must warn the tenant that silence within 30 days of receiving the offer will be treated as acceptance of the new terms. A tenant who wants to reject the renewal and leave must notify the landlord no later than 30 days before the lease expires; otherwise, the lease automatically renews under the modified conditions.

For Property Managers

Property owners and managers operating under Tex. Prop. Code § 94.055 generally send written notice — either a renewal offer or a vacate notice — at least 60 days before a lease term ends, keeping dated copies as proof of timely delivery. When offering a renewal, compliant operators clearly state the new rent amount, identify every changed lease term, and include the statutory warning that tenant silence within 30 days constitutes acceptance. If circumstances require asking a tenant to leave before the 60-day notice period has run, § 94.055(d) requires that the landlord first pay relocation expenses in advance, including the cost of moving and reinstalling the manufactured home.

For Tenants

Section 94.055 of the Texas Property Code gives manufactured-home-community tenants the right to at least 60 days' advance notice before their lease ends, along with a clear written description of any proposed changes to rent or lease terms. Tenants who receive a renewal offer and wish to reject it must notify the landlord in writing no later than 30 days before the lease expires — missing that window means the lease renews automatically under the new terms. Tenants who believe a landlord has not followed the notice requirements of § 94.055 may wish to consult a tenant-rights organization or legal aid office to understand the options available to them.
