Wyoming Statute § 1-21-1009 governs how jury trials are conducted in small claims or civil proceedings covered by this statutory chapter. Either party may demand a jury, and once empaneled, the jury follows the same procedural rules as in other civil cases. The jury's verdict must be general—either for or against the defendant—unless the facts are only partially proven, in which case the verdict must specify exactly which facts the jury found to be true.

For Property Managers

Under § 1-21-1009, landlords involved in covered Wyoming civil proceedings should be aware that either side has the right to demand a jury trial, and the outcome will be a formal general verdict. A compliant and prepared property owner or manager typically ensures that all relevant documentation—leases, notices, payment records—is organized and ready to present to a jury if one is convened. Because a partial verdict requires the jury to specify which facts it found true, operators generally maintain clear and complete records that support each element of their claim.

For Tenants

Section § 1-21-1009 gives tenants the same right as landlords to demand a jury trial in these Wyoming civil proceedings, meaning a tenant is not required to accept a bench trial. If a jury finds the complaint only partially true, it must identify the specific facts it found proven, which can affect the scope of any judgment entered. Tenants who want to understand how this right applies to their circumstances may benefit from consulting a local tenant-rights organization or legal aid office familiar with Wyoming's small claims and civil procedure rules.
