(v) Occupy the residential rental unit in the manner

occupants above that specified in the rental agreement without
written permission of the owner;
(vi) Be current on all payments required by the
rental agreement;
(vii) Comply with all lawful requirements of the
rental agreement between the owner and the renter; and
(viii) Remove all property and garbage either owned
or placed within the residential rental unit by the renter or
his guests prior to termination of the rental agreement and
clean the rental unit to the condition at the beginning of the
rental agreement.Wyoming Statute § 1-21-1204 sets out a list of baseline obligations that renters must meet throughout a tenancy. These include keeping the unit clean and safe, properly disposing of waste, using utilities and appliances reasonably, staying current on rent and other payments, and following the terms of the rental agreement. At the end of the tenancy, renters are required to remove all belongings and garbage and return the unit to the condition it was in at the start of the lease.
Plain English — not legal advice.
Under § 1-21-1204, a compliant rental operation typically includes a written rental agreement that clearly specifies the number of permitted occupants, since the statute prohibits renters from exceeding that number without written owner permission. Property managers generally document the unit's condition at move-in and move-out to establish a baseline, which the statute explicitly references as the standard renters must meet upon departure. Keeping records of payment history and any written permissions granted during the tenancy supports consistent enforcement of the duties outlined in this section.

Section § 1-21-1204 defines the duties Wyoming law places on renters, covering cleanliness, waste disposal, proper use of fixtures and appliances, occupancy limits, timely payments, and lease compliance. Understanding these obligations can help renters avoid disputes, particularly around move-out, since the statute requires the unit to be returned to its move-in condition with all belongings and garbage removed. Tenants who believe a landlord is misapplying or overstating these duties may find it useful to consult a local tenant-rights organization or legal aid office for general guidance on how this provision is typically interpreted.
