Wyo. Stat. Ann. §§ 40-26-101 to 40-26-145 § 40-26-124
Investigative report.
Operative Text
40-26-124. Investigative report. The enforcing authority shall prepare a final investigative report, including the names of and dates of contacts with witnesses, a summary of correspondence and other contacts with the aggrieved person and the respondent showing the dates of the correspondence and contacts, a summary description of other pertinent records, a summary of witness statements, and answers to interrogatories. A final report under this section may be amended if additional evidence is discovered.
Under Wyoming's fair housing law, Wyo. Stat. § 40-26-124, the enforcing authority is required to compile a formal investigative report once a housing discrimination investigation concludes. This report must document key details such as witness contacts and dates, summaries of correspondence with both the complainant and the respondent, descriptions of relevant records, witness statement summaries, and interrogatory answers. The report is not necessarily final in an absolute sense — it can be amended if new evidence comes to light after its initial completion.

As a respondent in a fair housing investigation under Wyo. Stat. § 40-26-124, property owners and managers should be aware that all correspondence, contacts, and records exchanged during the investigation will be formally summarized in an official investigative report. Compliant operators typically maintain organized, accurate records of all communications and transactions related to their rental practices, since those materials may be reflected in the report. Because the report can be amended upon discovery of additional evidence, the documentation process may continue even after an initial report is prepared.

Under Wyo. Stat. § 40-26-124, a person who has filed a fair housing complaint — referred to as the aggrieved person — has their contacts, correspondence, and statements formally documented in the enforcing authority's investigative report. This means that the information you provide during an investigation becomes part of an official record that shapes how the case is evaluated. Tenants who believe their rights are at stake may wish to consult a tenant-rights organization or legal aid provider to better understand how the investigative report process works and what general options may be available to them.
